Please Read This First
The single most important thing to understand about this site.
Every figure this site produces is an estimate, not a quote. A real lender, tax authority or financial institution will calculate your actual numbers differently, and their figure is the one that counts. Never commit to a mortgage, loan or tax position based only on what you read here.
1. General Information Only
All content on Best Finance Calculator — calculators, articles, guides and examples — is published for general informational and educational purposes. It is written for a broad audience and cannot take account of your personal circumstances, goals or obligations.
You use this website, and rely on anything you find here, entirely at your own risk.
2. Not Professional Advice
Nothing on this website constitutes:
- Financial advice — we are not financial advisers and are not regulated as such.
- Investment advice — nothing here is a recommendation to buy, sell or hold anything.
- Tax advice — our tax tools are simplified and cannot reflect your full position.
- Legal advice — we cannot advise on contracts or obligations.
- Mortgage or credit advice — we are not brokers, lenders or credit intermediaries.
We are not authorised or regulated by any financial regulatory authority.
3. Why Results Are Estimates
Our calculators apply standard financial formulas to the numbers you type in. That makes them useful for comparing scenarios — but an estimate is only ever as good as its assumptions.
A real quotation depends on factors a general calculator cannot know: your credit history, the lender's own pricing, your full income picture, local rules, and the precise terms of the product.
A good way to use this site: treat the results as a starting point for comparison — "is a 15-year term meaningfully cheaper than a 30-year one?" — rather than as the number you will actually pay.
4. What Our Results Leave Out
Depending on the calculator, the figures shown may exclude:
- Fees and charges
- Arrangement, origination, valuation, legal, broker and early-repayment fees.
- Insurance
- Buildings, contents, mortgage protection or payment protection premiums.
- Local taxes
- Property, transfer, stamp or council taxes, which vary widely by location.
- Rate changes
- Variable and tracker rates move. Most calculations assume a fixed rate throughout.
- Inflation
- The real purchasing power of future payments is not adjusted.
- Personal tax circumstances
- Allowances, reliefs, credits, filing status and local rules differ for everyone.
5. No Guarantee of Accuracy
We take care to keep our formulas correct and our articles current, but we make no warranty that the content is accurate, complete, reliable or up to date.
Interest rates, tax bands and financial regulations change regularly, and there may be a delay before those changes are reflected here. Software can also contain errors. If you spot something that looks wrong, please tell us — we genuinely appreciate it.
6. External Links
This site links to external websites for convenience and reference. We have no control over their content and accept no responsibility for it. Including a link does not imply that we endorse the site, its owners, or anything it offers.
7. Advertising Disclaimer
Best Finance Calculator is free to use and is funded by advertising. Adverts are served by third-party networks and are selected automatically — we do not choose, review or approve the individual adverts that appear.
An advert on this site is not a recommendation. Financial adverts in particular may promote products that carry real risk of loss. We have not verified any advertiser's claims. Always research an offer independently, and check whether the provider is properly regulated, before parting with money.
Any transaction you enter into with an advertiser is strictly between you and them. We receive advertising revenue but take no part in, and accept no liability for, those dealings.
8. No Client Relationship
Using this website, or contacting us through it, does not create an adviser–client, fiduciary or other professional relationship between you and Best Finance Calculator. We cannot give you personalised recommendations, and any general reply we send should not be treated as advice.
9. Location & Currency
Financial products, tax rules and lending practices differ substantially between countries and often between regions of the same country. Our calculators use widely applicable formulas and generic assumptions, and are not tailored to any single jurisdiction.
Figures are shown without adjusting for any particular currency's local conventions. If you are outside the region a tool was designed around, treat the output with extra caution and confirm it locally.
10. Limitation of Liability
To the fullest extent permitted by law, Best Finance Calculator and its operators accept no liability for any loss or damage — including financial loss, lost profits, lost savings, or indirect or consequential loss — arising from your use of this website or your reliance on any calculation, article or other content published here.
This limitation applies however the loss arises. Nothing in it excludes liability that cannot lawfully be excluded, including liability for fraud or for death or personal injury caused by negligence. See also section 10 of our Terms of Use.
11. When to See a Professional
Please speak to a qualified, regulated professional before you:
- Apply for or refinance a mortgage, or change its term.
- Take on a significant loan or consolidate existing debts.
- File a tax return that is anything other than straightforward.
- Make retirement, pension or investment decisions.
- Commit to any arrangement that would be costly or difficult to reverse.
A professional can review your complete circumstances — something no general-purpose calculator can do.
